Do you pay a fair price?
Our offer is below full retail, and we'll always say that plainly. What offsets it is what you don't pay: no commissions, no repair bill, no closing costs, no months of carrying the house while it sits. For a property that needs work, the gap is usually much smaller than people expect. We'll walk you through how we got to the number.
How do you decide what to offer?
We look at what comparable houses nearby have actually sold for in their finished condition, subtract what it will realistically cost us to renovate yours, and account for the cost of holding and reselling it. It's arithmetic, not a lowball guess, and we're happy to show our work.
Are there fees or commissions?
None. No agent commissions, no listing fees, no closing costs to you. The number we offer is the number you walk away with, aside from anything owed against the property like a mortgage payoff, liens, or back taxes — which get settled at closing.
What condition does the house need to be in?
Whatever condition it's in right now. Don't clean it, don't repair it, don't empty it. If there's furniture or belongings you don't want to deal with, leave them — we'll handle it.
The house is in probate. Can I still sell?
Often yes. Oklahoma probate doesn't always have to fully conclude before a property can be sold, and we've worked alongside estate attorneys here many times. Talk to us and to your attorney before assuming you have to wait.
